Lettings and Management

We advise on the letting and management of homes across prime central London, bringing a personal approach to the decisions that matter: how a property is presented, who occupies it and how it is cared for.

Whether you need help finding a tenant or would like us to oversee the property throughout the tenancy, we agree the scope of our service with you at the outset. Our work combines informed market advice with careful attention to the practical details of ownership.

Letting your property

We begin with the property and your priorities. We advise on rental value and presentation, then agree a marketing approach suited to the instruction. This may include our website, relevant property portals and introductions through our professional network, with discretion where required.

We accompany viewings, negotiate offers and present the proposed terms to you in writing. Once an offer is agreed, we arrange appropriate references for your consideration and coordinate the tenancy documentation and signatures. We collect the initial rent and deposit, arrange deposit protection where required, and help coordinate the start of the tenancy.

Where instructed to collect rent, we provide statements and remit cleared funds, less agreed fees and expenses, within two working days of receipt. We follow up arrears and keep you informed. Advice on rental values and any proposed changes is provided within the rules applicable to the tenancy.

Managing your property

For landlords who would like ongoing support, our management service provides a point of contact for the tenant and oversight of the property’s day-to-day needs. We coordinate repairs and maintenance, arrange relevant safety checks and certificates, and liaise with independent inventory clerks and contractors on your behalf.

We visit at least twice a year, subject to access, to check the property’s apparent condition and report relevant matters to you. At the end of the tenancy, we advise on the check-out findings and any proposed deposit deductions.

Routine repairs may be authorised up to £1,000 including VAT per item. For larger works, we seek your approval wherever practical, except where urgent action is needed in an emergency or to meet a legal obligation. A working fund of at least £2,000 is agreed with you in writing to meet property expenses. Contractor charges and other third-party costs are separate from our management fee.

Caring for an empty property

Between tenancies, our vacant property service provides continuity of care. We visit at least every four weeks, arrange cleaning where needed, liaise with utility providers and insurers, run the water system and check the alarm. The service and any additional works are agreed for the individual property.
